FORECAST OPEN
Return to index of stories...
THIS WEATHERCAST HAS BEEN PREPARED BY THE NBC2 WEATHER STAFF.
IT IS NOT A VERBATIM OF WHAT IS BEING SAID, BUT IS THE FORECAST FOR OUR AREA.
MIXED BAG OF WEATHER IN THE FORECAST
Your seven day forecast as a little bit of everything. If you enjoy the sunshine - you'll be happy. If you enjoy the clouds - you'll be happy. Rain, 80s and 90s - ditto, you get the picture. There will be something for everyone.
Thursday was a little quieter than Wednesday, and I do expect Friday to be pretty benign as well. We finally lost the extensive amount of cloud cover, and it made the past couple of days great!
Why?
We're stuck between two weather systems, a high pressure to the east and an area of high pressure to the west. The one to our west is winning out and will continue to do so until Sunday. It's providing us with winds from the northwest in the upper reaches of the atmosphere which brings down drier air. That drier air limits our rain chances and gives us sunny skies.
Friday and Saturday look to be the same. Mostly sunny to partly cloudy skies with a very slim chance of a late day downpour or storm. Areal coverage is less than 30% so I expect these to be very hit or miss.
Of course this nice weather will not always be around. Sunday clouds start to increase. We still see a lot of sunshine, but there will be more clouds to pepper the blue sky. Our rain percentage begins stair stepping from Sunday on, too.
Eventually Monday through Wednesday comes around, and that is when widespread showers return. Of course that will keep our highs below average, too, which will feel fantastic.
In summary, this weekend looks decent. Get out and enjoy it while you can because next week looks a little soggy.

THE DOW INDUSTRIALS SNAPPED ITS FOUR DAY LOSING STREAK ADDING ____ TO THE BOARD TO END THE DAY AT 13,____? BUT STOCKS AREN'T THE ONLY THING ADDING MORE DOLLARS TO CONSUMERS' POCKETS TODAY. NICK IS HERE TODAY TO TELL US HOW LOW INTEREST RATES ARE ALSO PROVIDING RELIEF TO MILLIONS OF AMERICANS.
Return to index of stories...
First, in regard to the markets today, we did start off kind of shaky, but by mid-morning, it was off to the races for both the Dow Industrials and the S&P500. And I believe this general trend will continue as the Federal Reserve continues its asset repurchasing program or QE3 of buying mortgage back securities to the tune of $40 billion a month for the foreseeable future.
Return to index of stories...
And while the intended effect of this 3rd round of quantitative easing has been to pump more money into the economy to spur economic activity, the other very noticeable effect has been lower long term interest rates. And just this week, we've seen the interest rate on both the 30 year fixed mortgage and the 15 year fixed mortgage hit new all time lows.
In fact the average rate for a 30 year fixed rate mortgage is 3.40% while the average rate for a 15 year fixed rate mortgage is 2.73.
These incredibly low rates are providing a great opportunity for new homeowners to finance their homes and likewise for existing homeowners with a mortgage at higher rates to not only reduce their payment but also the total amount of interest they will pay over the life of the loan.
And as we've discussed several times before, successfully getting to and through retirement isn't just all about how well your investments perform in the market but it's also about properly budgeting and managing your debt. And just to illustrate how much money a homeowner could put back into his pocket by taking advantage of these low interest rates.
Let's take, for example homeowners Mr. and Mrs. Smith who took out a 30 year fixed mortgage two years ago for 200,000 at 4.25%. With this loan, the Smith's monthly payment would be about $984 and they would pay about $154,200 in interest over the life of the loan. Assuming the Smith's have good credit and an income to support their mortgage payments, they could refinance their 30 year fixed mortgage at 3.5% which would lower their monthly payment to about $898 a month.
By refinancing, the Smith's would lower their monthly payment by almost $100 and they would end up saving about $31,000 in total interest over the life of the loan. For retirees or those just entering retirement fixed incomes, this increase in cash flow can be the difference between making and not making.
Return to index of stories...
So if you have a mortgage and the rate on that mortgage is let's say above 4.5%, seriously think about refinancing that debt to enhance both your cash flow and strengthen your balance sheet.

PRE-NUPS ARE NOTHING NEW.
BUT A NEW TYPE OF MARRIAGE CONTRACT IS TAKING PRE-NUPS TO THE EXTREME.
SOME COUPLES DEMAND EXPLICIT DEMANDS - GOING AS FAR AS SAYING HOW MUCH WEIGHT THEIR PARTNER CAN GAIN AFTER SAYING "I DO".
PAULA FARIS REPORTS.

In the movie Intolerable Cruelty George Clooney plays a divorce attorney who
takes pride in his ironclad pre nuptial agreements
Sot movie Intolerable Cruelty
Miles Massey: I saw an ad in the paper. "No-fault divorce. Two week divorce
without a lawyer". Made me sick to my stomach. No-fault divorce.
And though pre nups have become more commonplace - some couples are
taking it to the extreme-not just protecting their financial assets but
adding in so called lifestyle clauses- anything from small requests "No
piano playing while the husband is home," to all out demands "Wife not
allowed to cut her hair"
SOT Ann-Margaret Carrozza, Estate Planning Attorney
I think every one of us has our little pet peeves, and we would all do well
to discuss them on the front end.
But it is not just pet peeves- one attorney said he wrote a clause stating "If husband is rude or cruel to his wife's parents, he agrees to pay $
10,000 for each infraction." And other agreements stipulate how much time a
husband can spend watching sports or just how much weight a wife is able to
gain.
Greg Sullivan says that is why he drafted an agreement before committing to
his girlfriend, of 12 years, Toni.
SOT Greg Sullivan
I believe staying trim and healthy is very important, and part of my
agreement with Toni right now addresses that.
So he put in a clause about her staying in good shape.
SOT Greg Sullivan
If someone is going to not take care of themselves, and let themselves go, I
don't want that kind of future
But Lori Zaslow, a NYC matchmaker and star of Bravo's Love Broker believes
putting these "request" in a legal contract can weigh on a marriage.
SOT Lori Zaslow
People change / so if you love someone you love their inside and outside.
FOR BETTER OR WORSE, OR SOMETHING LIKE THAT
