"A bit more sun, with afternoon downpours"
The plume of deep tropical moisture that sat across Southwest Florida over the last couple of days, continues to push away from the peninsula giving a slight improvement to our weather.
The airmass across the area remains warm and humid, therefore it will be a muggy to start to our Thursday morning. Our skies will be a bit sunnier along with mainly dry conditions and that will keep temperatures on warming trend into the upper 80s to low 90s during the afternoon.
Expect a mix of sun and clouds today, along with a scattering of downpours during the late afternoon and lingering into the evening hours. With our steering winds taking more of an easterly turn, the seabreeze will stay pinned closer to home with showers and storms more than likely favoring the urban corridor. The rain activity will not be as widespread as the last few days, in fact rain prospects will be down to about 50%.
A few showers will linger across Southwest Florida through the evening, before skies partially clear and lows settle back into the middle and upper 70s.
High pressure will dominate our weather pattern Friday and into the weekend, bringing more sunshine with our typical pattern of hit or miss afternoon thunderstorms. An uptick in the moisture Sunday will allow for more clouds and scattered rain ahead of an approaching cool front. This may bring the first hint of fall like weather by mid week with lower humidity in the forecast along with cooler nights.
In the tropics, Nadine is bringing tropical storm conditions to parts of the Azores and is expected to become a post tropical cyclone by the weekend. Tropical Depression #15 formed in the Atlantic yesterday and is expected to be a short lived. It will briefly become a tropical storm before it encounters some drier air and strong wind shear.

That's a great question since I know many, many of you out there in Southwest Florida are still underwater on your homes, that is, you owe more on your mortgage than your house is worth. And although we've discussed refinancing at low interest rates many times before, we've never really touched on one program that can help you if you are currently paying on a mortgage with a high interest rate and are underwater.

And the one option or program I want to review today, introduced by the government in the last couple of years is called the Home Affordable Refinance Program or HARP. And in essence, under certain criteria, this program allows homeowners that are financially upside down in their homes to refinance at lower interest rates; however, there are eligibility requirements for this type of transaction. Here are the main ones.
First, the mortgage you have must be owned or guaranteed by Freddie Mac or Fannie Mae. Second, the mortgage must have been sold to Fannie Mae or Freddie Mac on or before May 31, 2009. Third, the mortgage cannot have been refinanced under the HARP program previously unless it is a Fannie Mae loan that was refinanced under HARP from March to May of 2009. And last, the homeowner must be current on their mortgage at the time of the refinance, with a good payment history in the past 12 months.
One important point, refinancing under the HARP program through your current loan servicer will enable you to take advantage of the unlimited loan to value ratios. In other words, if your mortgage is with Wells Fargo, you should apply for a HARP refinance through Wells Fargo to take advantage of the maximum benefits to refinancing.
I think in general, there's a big misconception out there that you don't have any options or absolutely cannot refinance your home if you're underwater. But that's not necessarily true. I've seen homeowners who owed twice as much as their home was worth refinance their mortgage under this program at much lower interest rates. The only way you will know is to call your mortgage service provider and find out if your mortgage is eligible.
In some cases, homeowners can refinance under what is called a streamline HARP which is basically the same as the regular HARP except that the homeowner does not have to pay closing costs or have an appraisal completed for the home.
Stricter eligibility requirements are imposed for this program such as the homeowner cannot have any bankruptcies or foreclosures, there can be no job loss in the past six months, the home must be a single family home and not held in the name of a trust, and there can be no late payments on the loan.

The plume of deep tropical moisture that sat across Southwest Florida over the last couple of days, continues to push away from the peninsula giving a slight improvement to our weather.
The airmass across the area remains warm and humid, therefore it will be a muggy to start to our Thursday morning. Our skies will be a bit sunnier along with mainly dry conditions and that will keep temperatures on warming trend into the upper 80s to low 90s during the afternoon.
Expect a mix of sun and clouds today, along with a scattering of downpours during the late afternoon and lingering into the evening hours. With our steering winds taking more of an easterly turn, the seabreeze will stay pinned closer to home with showers and storms more than likely favoring the urban corridor. The rain activity will not be as widespread as the last few days, in fact rain prospects will be down to about 50%.
A few showers will linger across Southwest Florida through the evening, before skies partially clear and lows settle back into the middle and upper 70s.
High pressure will dominate our weather pattern Friday and into the weekend, bringing more sunshine with our typical pattern of hit or miss afternoon thunderstorms. An uptick in the moisture Sunday will allow for more clouds and scattered rain ahead of an approaching cool front. This may bring the first hint of fall like weather by mid week with lower humidity in the forecast along with cooler nights.
In the tropics, Nadine is bringing tropical storm conditions to parts of the Azores and is expected to become a post tropical cyclone by the weekend. Tropical Depression #15 formed in the Atlantic yesterday and is expected to be a short lived. It will briefly become a tropical storm before it encounters some drier air and strong wind shear.

Her battle with depression, her struggles with infertility. Opening up in the Australian magazine, Who. Quote: I got married really fast and really young, says Kidman who was just 23 when she tied the knot, then when it didn't workout I had to really dig deep and find my way through depression. I have no regrets about all of it. It was all part of growing up.
Kidman says part of her depression was the inability to conceive. Still she says she doesn't regret the relationship quote: It got me Bella and Connor. The two children she and Cruise adopted together. Kidman calls their 11 year reunion: a fantastic marriage for a long period.
After her divorce in 2001, this is what she told Diane Sawyer.

IT'S LIKELY THE FIRE STARTED FROM CANDLES THE FAMILY WAS USING FOR LIGHT.
THEY HAD JUST MOVED IN THE DAY BEFORE AND DID NOT HAVE ELECTRICITY YET.
AS BRIAN THOMPSON REPORTS, THE FAMILY IS THANKFUL TO GOOD SAMARITANS WHO WERE ABLE TO CATCH THEM ON THE GROUND.

SHE SCREAMS FOR HELP.
THEN SEES PASSERSBY AND ASK THEM TO SAVE HER FAMILY.

IT ALL STARTED HERE ABOUT 1230 A-M, A CANDLE LEFT BURNING AS PSEG HAD YET TO TURN THE POWER ON IN THEIR BRAND NEW HOME.

AND A MOTHER GAVE THANKS TO TOTAL STRANGERS WHO MADE THESE CATCHES.
