5:02 FORECAST ON THE 2'S-WX WALL

Today's Weather Story

THIS WEATHERCAST HAS BEEN PREPARED BY THE NBC2 WEATHER STAFF.

IT IS NOT A VERBATIM OF WHAT IS BEING SAID, BUT IS THE FORECAST FOR OUR AREA.

"Showers and storms move in today"

Our streak of warm days with plenty of sunshine will come to an end today as showers and storms move in ahead of our next cold front. In its wake, a cooler and drier airmass will filter down the peninsula allowing for sunnier weather to return for the end of the week.

Our morning will be quite humid with temperatures in the lower 70s. Our skies will start off mostly cloudy and the vast majority of us will stay dry through sunrise, however a stray shower washing in off the gulf can't be ruled out. Clouds will thicken through the late morning hours and the winds will kick up ahead of a line of showers and t-storms. Expect the rain to approach our far northern counties by mid to late morning. This line will continue to sag south and east through the afternoon, keeping our daytime highs in the low 80s. The severe weather risk remains low, with heavier downpours and gusty winds being the main threats.

The rain will begin to weaken as it pulls away from Southwest Florida, and quiet conditions will be in store for the rest of the night. Temperatures will also be about 10° cooler as they bottom out in the lower 60s by tomorrow morning.

High pressure will build in across the state on Wednesday allowing skies to clear and the sunshine to return. Winds will be quite gusty out of the north and northwest as it sends in cooler and drier air. Daytime highs will remain unseasonably cool as they top out in the upper 70s. By Thursday morning, temperatures will dip into the middle 50s with a nice warm up during the day as highs warm into the lower half of the 80s. Mainly dry and partly sunny skies will remain in the forecast through the weekend. Return to index of stories...

5:32 FORECAST ON THE 2'S-STC

I LEARNED THERE ARE SOME THINGS PEOPLE SHOULD LOOK OUT FOR. Return to index of stories...

HOUSING PRICES-PKG

IT'S BEEN SEVERAL YEARS SINCE THE HOUSING BOOM AND BUST SHOOK SOUTHWEST FLORIDA TO ITS CORE --

TODAY, IT APPEARS THE MARKET IS ON THE MEND --

PRICES OF HOMES HAVE JUMPED 20 PERCENT IN A YEAR -- AND AREN'T SHOWING ANY SIGNS OF SLOWING DOWN SOON --

SOME HOMES IN NEIGHBORHOODS LIKE WHISKEY CREEK IN FORT MYERS ARE SELLING FOR EVEN MORE --

STU:

"Just last year this house sold for 227-thousand dollars, today, the asking price? 325,000."

Bob Oxnard, Realtor

"Good houses, priced right, are hard to find in this market."

BOB OXNARD HAS BEEN A REALTOR FOR 13 YEARS -- HE SAYS HIS **SALES ARE ACTUALLY DOWN -- 50 PERCENT --

Bob

"Just because we don't have the inventory, but the good thing is with low inventory, we're seeing an increase in prices."

Gary Jackson, Dir of Regional Econ. Research Inst.

"Remember things that can go up in price can go down."

THAT'S ECONOMIST GARY JACKSON -- HE SAYS DURING THE BOOM, PRICES WERE INCREASING A LOT LIKE THEY ARE TODAY --

ASKED IF WE'RE ON THE VERGE OF ANOTHER BUBBLE.

"I would certainly be careful, but I think a lot of this is the strengthening of the economy."

JACKSON SAYS PRICES HAVE BEEN DEPRESSED FOR SO LONG -- THEY WERE BOUND TO START BOUNCING BACK -- RIGHT NOW, THEY'RE NO WHERE NEAR WHERE THEY WERE IN THE HEIGHT OF THE BOOM.

AND NEW REGULATIONS ARE MAKING IT MORE DIFFICULT FOR PEOPLE TO GET HOMES THEY CAN'T AFFORD.

"I really don't think housing prices are going to be going up at 20 percent per year, because that's unsustainable." Return to index of stories...

HOUSING PRICES-NWSRM

I DID SOME CHECKING -- AND TO PUT IT INTO PERSPECTIVE --

THE AVERAGE HOUSE SOLD AT THE HEIGHT OF THE BOOM IN LEE COUNTY WAS 322-THOUSAND DOLLARS.

TODAY IT'S 185 --

SO WE STILL HAVE A LONG WAY TO GO UNTIL PRICES ARE BACK WHERE THEY WERE.
